What this opportunity involves:
JLL is seeking an exceptional General Manager to lead operations at 140 William Street, one of Melbourne's premium office assets. This is a high-profile role managing a flagship property on behalf of REST, with accountability for asset performance, tenant relationships, and team leadership.
The successful candidate will act as the primary point of contact for the REST Asset Manager, driving strategic initiatives that enhance property value, optimise financial performance, and deliver outstanding tenant experiences. You will lead a dedicated team including a Senior Engineering Manager and Senior Property Manager, working collaboratively to maintain the asset's position as a market leader.
An overview of the role:
Asset Management & Strategy
· Partner with the Asset Manager to develop and execute strategic plans covering asset positioning, leasing, capital works, and marketing initiatives
· Monitor and report on KPIs whilst maintaining optimal service delivery across all contractual obligations
· Provide strategic recommendations on capital works, leasing transactions, and asset enhancement opportunities
· Lead sustainability initiatives, ensuring data collection and reporting within agreed timeframes
Tenant Retention & Satisfaction
· Develop and implement comprehensive customer retention programmes that drive satisfaction and loyalty
· Lead lease renewal strategies and negotiations to maximise retention and fee revenue
· Proactively engage with tenants to understand needs, address concerns, and strengthen relationships
· Collaborate with marketing and leasing teams to enhance tenant experiences
Financial Performance
· Maximise the asset's financial performance through effective budget management and revenue optimisation
· Analyse financial data and market trends to inform decision-making and drive profitability
· Identify cost-saving opportunities and revenue enhancement strategies across operations and services
Leadership & Stakeholder Management
· Lead and inspire a high-performing team, fostering a culture of excellence and innovation
· Develop team capabilities through performance management, training, and succession planning
· Build strong partnerships with owners, investors, contractors, and service providers
· Ensure alignment on strategic goals and operational deliverables
Compliance & Risk Management
· Maintain strict adherence to all legislative requirements, industry standards, and contractual obligations
· Implement comprehensive risk management practices covering public liability, safety, and emergency preparedness
· Manage contract variations, renewals, and performance metrics across all service agreements
· Maintain detailed contract registers and compliance reporting systems
Sound like you? This is what we’re looking for:
· Bachelor's degree in Business Administration, Real Estate, or related field (Master's degree preferred)
· Victorian Agents Representative Licence or Real Estate Licence is required
· Proven experience as a General Manager or similar role within A-grade or premium office assets
· Strong understanding of commercial real estate operations, leasing, and property management
· Advanced contract management and legal interpretation skills
· Exceptional leadership skills with a demonstrated ability to motivate teams and achieve results
· Outstanding interpersonal and communication skills for engaging with tenants, stakeholders, and service providers
· Proven track record in driving customer satisfaction and retention
· Strong analytical and financial acumen for budgeting, forecasting, and risk management
· Deep knowledge of the Melbourne commercial office market
