Role Overview

The Technical Manager is responsible for overseeing the operation, maintenance, and safety of all technical systems within the residential building. This includes electrical, plumbing, HVAC, fire safety, elevators, and other critical infrastructure. The role ensures compliance with statutory requirements, preventive maintenance schedules, and efficient energy management.

Key Responsibilities: 

Maintenance & Operations

  • Supervise and manage day-to-day technical operations of the building.
  • Ensure timely preventive and corrective maintenance of electrical, plumbing, HVAC, and fire safety systems.
  • Monitor and maintain elevators, pumps, generators, and other mechanical equipment.
  • Provide high-quality, prompt, and courteous services to support client business needs. 

Client Liaison: 

  • Act as the point of contact for delegated authority matters. 
  • Conduct regular meetings with residents and ensure timely closure of action items. 

Technical Oversight: 

  • Monitor and manage facility systems including HVAC, Fire Safety, EHS, Power Systems, CCTV, Pumps, Civil works and FAPA systems under contract scope. 
  • Ensure adherence to PPM schedules for technical services as per C&W guidelines. 
  • Oversee availability and performance of MEP equipment, report abnormalities with corrective action plans. 

Vendor & Contractor Management: 

  • Liaise with contractors for AMC work and prepare calendar on PPM activity. 
  • Manage vendors registered with Maruti Suzuki India and report on transactions. 
  • Implement and monitor invoice processing for AMC and repair works. 

Resident Support

  • Address technical complaints from residents promptly.
  • Provide guidance on energy-saving measures and safety protocols.

  Vendor & Staff Management

  • Manage technical staff and allocate tasks effectively.
  • Coordinate with external vendors for specialized repairs and AMC (Annual Maintenance Contracts).
  • Negotiate contracts and monitor vendor performance.

Documentation & Compliance: 

  • Maintain daily, weekly, and monthly documentation checklists. 
  • Review reports on engineering systems operation and maintenance. 
  • Evaluate execution of annual PPM schedules for all critical and non-critical equipment. 
  • Prepare and manage technical budgets for maintenance and repairs.
  • Track expenses and optimize cost without compromising quality.
  • Submit periodic reports on technical operations and energy consumption.

Required Qualifications

  • Diploma/Degree in Electrical/Mechanical Engineering or related field.
  • Minimum 5–8 years of experience in building maintenance or facility management.
  • Strong knowledge of electrical systems, HVAC, plumbing, and fire safety.
  • Familiarity with BMS (Building Management Systems) and energy efficiency practices.

Skills & Competencies: 

  • Strong technical knowledge of facility systems and preventive maintenance. 
  • Excellent communication and client management skills. 
  • Ability to manage vendors and contractors effectively.
