Maintenance Supervisor | Job Overview 

Maintenance professionals play a vital role in creating an exceptional apartment community. As a Maintenance Supervisor, you are expected to monitor your team's budget, manage inventory, and delegate work orders effectively. It is your responsibility to ensure that all apartments are ready for new residents, that the maintenance team adheres to compliance standards, and that you provide training and development opportunities for your team members. 

Maintenance Supervisor | Education, Experience, and License Qualifications  

Education:

  • High School or GED equivalent 

Experience:  

  • Minimum of 3 years’ experience in apartment maintenance or a skilled trade such as HVAC, plumbing, or electrical. Prior supervisory or lead technician experience strongly preferred. 

Licenses & Certifications: 

  • Valid Driver's License  
  • EPA certification 
  • CPO Certification* highly preferred

Maintenance Supervisor | Job Functions  

Team & Leadership Responsibilities 

  • Lead, schedule, and supervise the daily work of the maintenance team, ensuring high performance and accountability. 
  • Foster a team culture rooted in excellence, integrity, and the Live It values of kindness, connection, and service. 
  • Supervise vendor partners, ensuring work is completed timely, safely, and to company standards.  
  • Manage capital improvement projects, including obtaining bids, scheduling, and overseeing successful project execution. 

Repair & Preventative Maintenance 

  • Proactively identify and resolve service needs throughout the community.
  • Maintain and execute quarterly preventative maintenance programs to protect the physical asset. 
  • Ensure HVAC, plumbing, electrical, and other systems are functioning optimally through hands-on repair and oversight. 

Make-Ready Units 

  • Oversee unit turn scheduling and execution, ensuring homes are move-in ready and meet Hawthorne quality standards. 
  • Personally inspect vacant units to confirm cleanliness, functionality, and presentation prior to move-in. 

Maintaining Building & Grounds

  • Implement and maintain a preventative maintenance plan for all buildings and equipment. 
  • Ensure grounds, amenities, and common areas are clean, safe, and beautifully maintained. 
  • Support curb appeal and a welcoming environment through daily attention to community appearance. 

Additional Responsibilities
