Job Description
Summer Internship Opportunities:
Investment Underwriting: Prepare and maintain financial models and underwriting cashflow to monitor and analyse the financial performance of the real estate portfolio, potential new investments and financing.
Research & Analysis: Conduct comprehensive market research on target markets, including demographic trends, supply and demand dynamics etc., and support the due diligence efforts by memoranda, operating statements, third-party reports etc. to identify risks and opportunities.
Investment Presentations & Proposals: Prepare detailed product presentations, proposals, and recommendations, as well as any investment memorandums
Stakeholder Engagement: Work collaboratively and in partnership with broader investment teams including finance, legal and tax.
Enquiries: Respond to questions from external and internal business partners.

What We’re Looking For:
Academic Excellence: On track for at least a Bachelor degree or higher undergraduate degree (or equivalent).
Investment Management Knowledge & Interest: Academic background or demonstrated interest in Finance and/or Real Estate. E.g. Relevant coursework; active participation in investment clubs; managing a virtual portfolio; following market commentary; reading financial news
Technical skills: Demonstrated proficiency in Microsoft Office, primarily Microsoft Excel, including advanced functions, financial modelling, and data analysis; familiarity with financial statements and real estate metrics such as cap rates, IRR, NOI, and cash-on-cash returns; some experience with Argus Enterprise, CoStar, REIS, or other real estate tools is a plus but not required.
Analytical Capabilities: Strong quantitative and problem-solving skills with attention to detail and accuracy; ability to synthesise complex information, identify key drivers of investment performance, and communicate findings clearly and concisely through written reports and presentations.
Critical Thinking: Demonstrated ability to understand business problems from multiple angles, identify key drivers of outcomes, and propose solutions that balance competing priorities. E.g. Be able to demonstrate interest in understanding investment principles and how client needs align with product offerings.
Communication Skills: Ability to translate complex information into clear, concise written and verbal communications tailored to different audiences. E.g. You should be comfortable in preparing client/investor ready emails, delivering presentations to a small group of your team or writing reports that inform decision-making.
Team Collaboration: Proven ability to work effectively in team settings by actively listening to others' perspectives, contributing constructively to group discussions. E.g. You should be able to adapt your working style to help deliver team goals & objectives.
Initiative and Ownership: Strong work ethic, have curiosity, and a willingness to leave; track record of taking ownership of projects or responsibilities without constant supervision. E.g. You should be able to proactively identify problems and propose solutions, ensuring regular communication with where appropriate.
Language Requirements: fluency in both Japanese and English (written and verbal)

We will only consider applicants who have the right to live and work in the country for where the internship is located.
You must be able to work the internship dates between July and September 2026 –final dates will be finalised upon offer.
