MAIN PURPOSE OF ROLE

Lead and ensure the comprehensive management of general services that support operations, guaranteeing safe and healthy work environments aligned with business objectives, thereby promoting employee well-being, satisfaction, and productivity. This role contributes to organizational performance through:

  • The definition, control, and continuous improvement of services that enhance the employee experience and promote a culture of well-being, order, and operational discipline.
  • Ensuring sustained compliance with quality standards, regulatory requirements, and best practices in critical services such as pest control, gowning administration, controlled-area cleaning, cafeteria services, and employee transportation, thereby mitigating operational risks.
  • Effective coordination of vendors and resources, ensuring operational efficiency, cost control, and alignment with the current and future needs of the operation.

MAIN RESPONSIBILITIES

  • Define, coordinate, and ensure the effective execution of critical services that support operations, aligning their performance with business objectives, employee experience, and the organization’s strategic priorities. Critical services include, but are not limited to: cafeteria services, employee transportation, controlled-area cleaning, non–controlled-area cleaning, pest control, gowning management, locker management, furniture management, vending machine management, landscaping, deodorization systems, etc.
    Identify opportunities for improvement in processes, performance indicators, and service models to increase efficiency, reduce deviations, and strengthen service reliability, leveraging metrics, risk analysis, and internal customer feedback.
  • Define, control, and manage the department budget. Manage the procurement of services, consumables, materials, and tools for the department.
  • Manage service provider relationships end to end, ensuring service levels, performance, and regulatory compliance, while promoting long-term partnerships and continuous improvement.
  • Develop, implement, and manage a maintenance plan for facilities areas, systems, and infrastructure equipment, including:
  • Roofs, forklifts, elevators, security systems, ceilings, walls, floors, doors, gates, fences, windows, facades, restrooms, drainage systems, outdoor areas, waste management areas, furniture, kitchen equipment, etc.
  • Develop and implement Facilities Soft Services maintenance documentation (equipment and area monitoring routines, preventive maintenance plans, preventive maintenance routines, procedures, and forms) to ensure ongoing compliance with applicable quality, regulatory, and best-practice standards, mitigating operational, regulatory, and safety risks.
  • Investigate and resolve infrastructure equipment failures.
  • Lead, coach, and manage the work team.

QUALIFICATIONS

Education:

  • Bachelor´s degree in Mechanical, Industrial, Maintenance, Engineering or similar.

Experience Details:

5+ years experience in:

  • Facilities soft services maintenance
  • Experience in identifying, selecting, and managing suppliers for Facilities Soft Services / General Services, including the procurement of materials and tools.
  • Experience building work teams and in the selection and management of Facilities maintenance personnel.
  • Experience in problem solving and failure investigations using structured methodologies (5 Whys, cause-and-effect diagram, brainstorming, Pareto diagram).
  • Experience in developing documentation for a Facilities maintenance system (development of procedures, monitoring routines, preventive maintenance routines for equipment, formats, and reports).
  • Development, implementation, and management of KPIs (Health and Safety, downtime, preventive maintenance program compliance percentage, budget compliance, etc.).
  • Proven experience in the management and maintenance of Facilities Soft Services systems and services, including cafeteria services, cleaning services, transportation, landscaping, pest control, plumbing, electrical systems, finishes, exhaust systems, electrical panels, lighting systems, kitchen equipment, forklifts, roofs, elevators, material handling equipment, security systems, etc.
  • Experience performing electrical installations, voice and data installations, pneumatic installations, finishing works (drywall and painting), plumbing work, and cutting and welding tasks.
  • Ability to work under pressure, strong time management skills, adaptability to change, teamwork, customer-oriented mindset, and frustration tolerance.
