About this role:
Wells Fargo is seeking a Property Management Director
Looking for a seasoned professional for Facilities & Property Management to provide strategic and operational leadership for a large, geographically distributed portfolio of corporate facilities across multiple cities. This role owns the end‑to‑end facilities management ecosystem to include Engineering, Soft Services, Cafeteria, Space Management, Transport operations and allied services related to those. The role is also responsible to ensuring safe, complaint, cost‑effective, and employee‑centric workplaces while aligning with broader organizational, ESG, and business objectives.
In this role, you will:
- Collaborate with regional and strategic leaders to maximize utilization of existing properties and new sites
- Demonstrate full knowledge of the client business needs and goals
- Anticipate partner needs and understand partner expectations
- Identify and document cost control ideas and process improvements
- Develop and manage business unit occupancy and capital budget
- Lead a team of real estate professionals who partner with clients and executive leadership to define real estate needs
- Collaborate and influence all levels of professionals including more experienced management
- Lead team to achieve objectives
- Manage allocation of people and financial resources for Property Management
- Develop and guide a culture of talent development to meet business objectives and strategy
Manage Facility Operations
o Lead facilities management operations across multiple cities and large campuses, ensuring consistency of service delivery while allowing for local regulatory and cultural nuances.
o Own the full spectrum of FM services, including:
Engineering & hard services (MEP, HVAC, BMS, critical systems)
Soft services (housekeeping, security, landscaping, pest control & mail room)
Food services & cafeteria operations
Transport & mobility services
Space planning, occupancy management, and churn management
Workplace amenities and employee experience programs
Establish and monitor service-level agreements (SLAs) and key performance indicators (KPIs) across all sites.
• Do Strategic Planning & Governance
o Develop and execute a multi‑year facilities strategy aligned with business growth, cost optimization, risk mitigation, and workplace transformation goals.
o Define and implement standardized operating models, policies, procedures, and governance frameworks across the portfolio.
o Partner with Real Estate, HR, Finance, IT, Security, and Business Leadership to support expansion, consolidation, and workplace modernization initiatives.
• Lead Financial & Commercial Planning and Management
o Own annual operating and capital expenditure budgets for facilities across the portfolio.
o Drive cost optimization initiatives without compromising safety, compliance, or employee experience.
o Lead commercial negotiations, vendor contracts, RFPs, and renewals to ensure best‑in‑class service and value.
o Track financial performance, forecast spending and manage variances proactively.
• Manage Vendors & Partners
o Build and manage a robust ecosystem of strategic FM partners and service providers across cities.
o Ensure vendor compliance with contractual obligations, safety standards, statutory requirements, and organizational policies.
o Conduct regular performance reviews, audits, and governance meetings with key vendors.
• Ensure Compliance, Risk & Safety
o Ensure full compliance with local statutory, regulatory, and code requirements across all locations.
o Oversee workplace safety programs, emergency preparedness, business continuity, and disaster recovery planning.
o Identify, assess, and mitigate operational, regulatory, and reputational risks related to facilities operations.
• Execute Employee Experience & Workplace Excellence Initiatives
o Champion a people‑centric workplace philosophy, enhancing employee experience through safe, functional, and engaging work environments.
o Lead initiatives related to amenities, wellness, accessibility, and inclusive workplace design.
o Use data, feedback, and benchmarks to continuously improve workplace satisfaction and productivity.
• Manage Sustainability & ESG
o Drive sustainability initiatives include energy efficiency, water management, waste reduction, and green building practices.
o Support organizational ESG goals, carbon reduction strategies, and sustainability reporting requirements.
o Promote responsible sourcing and environmentally conscious vendor practices.
• Develop Talent
o Lead, mentor, and develop a high‑performing team of facilities and property management professionals across regions.
o Build succession plans, capability frameworks, and learning paths to ensure long‑term talent sustainability.
o Foster a culture of accountability, collaboration, innovation, and continuous improvement.
• Manage Stakeholders
o Act as the primary escalation and decision authority for facilities‑related matters at a regional level.
o Present insights, risks, and recommendations to senior leadership and executive stakeholders.
o Influence across levels and functions to align facilities outcomes with business priorities.
Required Qualifications:
- 10+ years of Property Management or leadership experience, or equivalent experience demonstrated through one or a combination of the following: work experience, training, military experience, education
- 4+ years of Management or leadership experience
Desired Qualifications:
- Proven experience managing multi‑city or multi‑state operations.
- Strong knowledge of engineering systems, safety regulations, statutory compliance, and FM best practices.
- Demonstrated capability in budget ownership, cost optimization, and vendor governance.
- Experience working in large corporates, MNCs, BFSI, IT/ITES, or similarly complex environments preferred.

- Certifications such as CoreNet, IFMA, RICS, PMP, NEBOSH, or equivalent (desirable)
