What you will do:
The Project Manager is responsible for the end-to-end delivery of construction projects involving smart building backbone infrastructure, IoT-based subsystems, Building Management Systems (BMS), and digital solution platforms. This role leads the planning, coordination, installation, integration, testing, commissioning, and handover of multiple technology systems within live construction environments.
The position requires strong experience working with main contractors, consultants, specialist trade partners, and technology vendors, ensuring seamless integration between IT/OT systems while meeting construction, safety, quality, and regulatory requirements.
What you will do:
Project Delivery & Construction Coordination
- Manage full project lifecycle from design coordination through construction, system installation, integration, testing, commissioning, and final handover
- Coordinate closely with main contractors, architects, MEP consultants, civil teams, and trade contractors to ensure alignment of technology scope with construction schedules
- Lead delivery of ELV, ICT, and smart building systems within complex construction programs
- Ensure technology works are fully integrated with architectural, structural, and MEP provisions (containment, power, space, access, and safety)
Smart Building & Technology Systems Scope
Responsible for projects involving (but not limited to):
- Building Backbone Networking
- Structured cabling (copper & fiber)
- Data centre rooms, network rooms, risers, and zoning
- Network redundancy, segregation, and cybersecurity considerations
- IoT & Smart Subsystems
- Smart toilets and washroom monitoring systems
- Smart lockers and access control–enabled assets
- IoT sensors (occupancy, environmental, energy, water, asset tracking)
- Edge devices, gateways, and cloud connectivity
- Building Management & Control Systems
- BMS / IBMS integration (HVAC, lighting, power, metering, alarms)
- Integration with ELV systems (CCTV, access control, PA, intercom)
- Vendor coordination for proprietary and open-protocol systems (BACnet, Modbus, MQTT, etc.)
- Digital & Enterprise Solutions
- Digital twin platforms
- FM/CAFM/CMMS system integrations
- Analytics dashboards, KPI reporting, and command centers
- Handover to FM operators and asset owners for operational readiness
Stakeholder, Consultant & Vendor Management
- Act as the single point of accountability between client, consultants, contractors, and system vendors
- Manage specialist technology contractors and system integrators
- Lead coordination workshops, technical reviews, and site meetings
- Manage RFIs, design clarifications, shop drawings, and method statements related to smart systems
Commercial, Contract & Procurement Management
- Manage project budgets, cost tracking, change orders, and variations related to technology scope
- Oversee procurement of equipment, software, licenses, and specialist subcontractors
- Evaluate vendor proposals and manage commercial negotiations
- Ensure contractual compliance with construction contracts, subcontracts, and service agreements
Testing, Commissioning & Handover
- Plan and manage system integration testing (SIT), user acceptance testing (UAT), and commissioning activities
- Ensure all systems operate as an integrated ecosystem rather than stand-alone solutions
- Lead documentation delivery: as-builts, test results, O&M manuals, cybersecurity requirements
- Oversee training for client, FM teams, and operators
- Support smooth transition from construction project to operational / managed services phase
Risk, Safety & Compliance
- Identify construction and technology-related risks early and implement mitigation plans
- Ensure compliance with WSH / construction safety, regulatory, cybersecurity, and data protection requirements
- Manage interface risks between construction progress and technology installation
- Maintain strong quality control across installation and system performance
Team Leadership & Governance
- Lead multidisciplinary project teams including project engineers, system specialists, and site coordinators
- Establish clear governance, reporting cadence, KPIs, and escalation paths
- Drive accountability, collaboration, and continuous improvement across teams
What we look for:
- Bachelor’s degree in Engineering, Information Technology, Building Services, or a related discipline
- Strong technical foundation in ELV, ICT, or building systems
- PMP or equivalent project management certification
- BCA Construction Safety Course for Project Managers
- Green Mark Manager, WiredScore, SmartScore, or similar smart building credentials
- 10+ years of experience managing construction-related technology or system integration projects
- Strong background in smart buildings, ELV, BMS, IoT, ICT infrastructure, or digital construction solutions
- Proven experience working within live construction environments alongside main contractors
- Experience delivering projects from design coordination through commissioning and handover
