About the Role
JLL is seeking an experienced Facilities Manager with advanced expertise in hard services, critical systems management, and client relationship development. This position is ideal for facilities professionals looking to elevate their career by taking on strategic portfolio management responsibilities while maintaining hands-on oversight of critical building systems.
As our Facilities Manager, you'll oversee critical HVAC, electrical, and mechanical systems while serving as a key client liaison. You'll report to the Senior Facilities Manager and collaborate closely with both Senior and Regional Facilities Managers to drive operational excellence, strategic planning, and client satisfaction across the portfolio.
Work Schedule: Flexible dayshift, Monday – Friday, on-call rotation support required
What This Job Involves
Hard Services and Critical Systems Management
You'll oversee the operation, maintenance, and performance of critical HVAC systems, ensuring optimal functionality and reliability. Managing electrical systems operations, maintenance programs, and emergency response protocols will be central to your role. You'll direct mechanical systems operations including chillers, boilers, pumps, and other critical infrastructure while monitoring building automation systems (BAS) and energy management platforms to optimize system performance.
Implementing and managing preventive and predictive maintenance programs for all critical systems is essential, as is coordinating emergency response for critical system failures to ensure minimal operational disruption. You'll ensure compliance with all regulatory requirements, codes, and safety standards for mechanical and electrical systems.
Client Relations and Strategic Support
Serving as a client liaison for facilities operations, you'll build strong relationships and trust with key stakeholders. You'll support Senior and Regional Facilities Managers in client presentations, strategic planning sessions, and executive meetings, while participating in client conversations regarding long-term facility planning, capital improvements, and operational strategies.
Translating complex technical issues into clear, actionable recommendations for client decision-making is crucial. You'll respond proactively to client needs and concerns, demonstrating exceptional customer service and problem-solving abilities, while representing JLL professionally in all client interactions.
Portfolio Management and Planning
You'll support the development and execution of long-term capital planning initiatives across the portfolio, assisting in strategic facility assessments, condition reports, and infrastructure lifecycle planning. Contributing to multi-year maintenance and capital improvement roadmaps and evaluating facility systems and equipment for replacement, upgrade, or optimization opportunities are key responsibilities. You'll support portfolio-wide standards development and best practice implementation, while participating in site assessments and due diligence efforts for existing and potential properties.
Budget Development and Financial Management
Assisting the Senior Facilities Manager in developing annual operating budgets for facilities operations is an important component of this role. You'll support capital budget planning, forecasting, and justification for major projects and system replacements, while tracking and analyzing facilities expenditures to identify cost-saving opportunities and efficiency improvements.
Preparing financial reports, variance analyses, and budget recommendations for client review, evaluating vendor proposals, and negotiating contracts to optimize cost and service delivery are regular activities. You'll implement cost control measures while maintaining service quality and system reliability.
Vendor and Contractor Management
You'll oversee contractors and service providers performing work on critical building systems, evaluating vendor performance to ensure compliance with contract requirements and quality standards. Developing and maintaining vendor relationships to support portfolio-wide service delivery is essential, as is reviewing and approving contractor work plans, safety protocols, and execution strategies. You'll coordinate large-scale maintenance projects and system upgrades with minimal disruption to operations.
Operational Excellence and Compliance
Ensuring all facilities operations comply with federal, state, and local regulations including OSHA, EPA, and building codes is non-negotiable. You'll maintain environmental health and safety standards across all managed properties while implementing and monitoring key performance indicators (KPIs) for facilities operations.
Driving continuous improvement initiatives to enhance operational efficiency and service delivery, preparing monthly, quarterly, and annual operational reports for senior management and clients, and maintaining comprehensive documentation of all systems, maintenance activities, and operational procedures are ongoing responsibilities. You'll support emergency preparedness planning and business continuity initiatives.
Team Leadership and Development
Providing guidance and direction to engineering and maintenance staff across assigned properties is key. You'll support training and professional development initiatives for facilities teams, fostering a culture of safety, accountability, and operational excellence. Collaborating with cross-functional teams including property management, leasing, and project management rounds out your leadership responsibilities.

Education and Experience
- A Bachelor's degree in Facilities Management, Engineering, or related field is preferred, or an equivalent combination of education and experience. Professional certifications such as CFM (Certified Facility Manager), FMP (Facility Management Professional), or PE (Professional Engineer) are highly desirable. Trade certifications in HVAC, electrical, or mechanical systems are a plus.
- You bring 7+ years of progressive facilities management experience with focus on hard services and critical systems, along with demonstrated experience managing critical HVAC, electrical, and mechanical infrastructure. A proven track record in client-facing roles with strong relationship management skills is essential, as is experience supporting budget development, capital planning, and financial management. Portfolio or multi-site facilities management experience is strongly preferred, along with experience in large-scale commercial, industrial, or mission-critical facilities.
Skills and Knowledge
- You possess comprehensive knowledge of HVAC systems including chillers, boilers, air handlers, and building automation controls, along with a strong understanding of electrical systems, power distribution, emergency generators, and UPS systems. Knowledge of mechanical systems including plumbing, fire protection, and life safety systems is required.
- Your expertise in preventive maintenance program development and implementation, combined with strong financial acumen in budgeting, forecasting, and cost management, sets you apart. Proficiency in CMMS (Computerized Maintenance Management Systems) such as Maximo, FM: Interact, or similar platforms is expected, along with working knowledge of Microsoft Office suite including Excel (advanced), Word, PowerPoint, and Project.
- Understanding of building codes, OSHA regulations, and environmental compliance requirements is essential. You demonstrate excellent written and verbal communication skills with the ability to present to senior executives, strategic thinking capabilities with strong analytical and problem-solving abilities, and exceptional organizational skills with the ability to manage multiple priorities simultaneously.
Physical Demands and Abilities
- You're able to conduct facility inspections including climbing ladders, accessing rooftops, and entering mechanical spaces, and are comfortable working in various environmental conditions including mechanical rooms, rooftops, and outdoor areas. The ability to lift up to 50 pounds occasionally is required, along with a valid driver's license and ability to travel between portfolio properties as needed. Availability for on-call rotation to respond to critical system emergencies is essential.

Estimated compensation for this position:
110,000.00 – 118,000.00 USD per yearThis range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
