Facilities Technician Position Overview The Facilities Technician performs routine maintenance, repairs, and operational tasks to ensure building systems and equipment function safely and efficiently. This hands-on role is responsible for responding to maintenance requests, conducting preventive maintenance activities, troubleshooting equipment issues, and supporting overall facility operations. The Facilities Technician works as part of the facilities management team to maintain a safe, comfortable, and well-functioning environment for building occupants while minimizing downtime and extending equipment life. Key Responsibilities Maintenance and Repairs The Facilities Technician performs general maintenance and repair work across multiple trades including carpentry, plumbing, electrical, painting, and HVAC systems. This includes repairing or replacing fixtures, doors, locks, lighting, plumbing components, and building finishes. The technician responds to work orders promptly, diagnoses problems accurately, and completes repairs efficiently using appropriate tools and materials. Responsibilities include minor electrical work such as lamp replacements, switch and outlet repairs, and circuit troubleshooting within scope of qualifications. Preventive Maintenance Execution This position executes scheduled preventive maintenance tasks according to established procedures and manufacturer specifications. The Facilities Technician performs routine inspections, lubrication, filter changes, calibrations, and adjustments on building equipment including HVAC systems, pumps, motors, generators, and life safety systems. The role involves documenting completed maintenance activities in the computerized maintenance management system (CMMS), noting equipment conditions, and identifying potential issues requiring further attention or specialist intervention. HVAC System Support The Facilities Technician monitors and maintains heating, ventilation, and air conditioning systems to ensure optimal performance and occupant comfort. This includes changing air filters, cleaning coils, checking refrigerant levels, adjusting thermostats, responding to temperature complaints, and performing basic troubleshooting of HVAC equipment. The technician coordinates with specialized HVAC contractors for complex repairs while handling routine maintenance tasks independently. Building Systems Operation This position assists with the operation and monitoring of building management systems (BMS), fire alarm systems, security systems, and other automated building controls. The Facilities Technician responds to system alarms, performs basic troubleshooting, and escalates complex issues to appropriate specialists or vendors. Responsibilities include conducting regular system tests, maintaining access control systems, and ensuring all life safety systems function properly. Emergency Response The Facilities Technician provides first-line response to facility emergencies including equipment failures, water leaks, power outages, and environmental concerns. This includes taking immediate action to minimize damage, ensure occupant safety, and restore normal operations. The role requires availability for on-call duties on a rotational basis to respond to after-hours emergencies and critical facility issues. Grounds and Exterior Maintenance This position performs or coordinates exterior maintenance activities including landscaping support, parking lot maintenance, sidewalk repairs, exterior lighting, and building envelope inspections. The Facilities Technician ensures exterior areas remain safe, clean, and well-maintained, addressing issues such as trip hazards, drainage problems, and weatherization needs. Space Setup and Reconfiguration The Facilities Technician supports office moves, space reconfigurations, and event setups by moving furniture, installing workstations, adjusting partitions, and arranging meeting spaces. This includes assembling furniture, hanging pictures and whiteboards, installing shelving, and making minor modifications to accommodate changing space requirements. Inventory and Tools Management This position maintains an organized inventory of maintenance supplies, spare parts, and consumables needed for routine operations. The Facilities Technician tracks usage, identifies reorder needs, receives deliveries, and ensures materials are properly stored and accessible. Responsibilities include maintaining tools and equipment in good working condition, performing routine tool maintenance, and ensuring proper safety equipment is available. Documentation and Reporting The Facilities Technician accurately documents all maintenance activities, work orders, and equipment issues in the CMMS or other tracking systems. This includes recording labor hours, materials used, work performed, and follow-up requirements. The role involves providing clear updates to the Facilities Coordinator or Facilities Manager on work status, recurring problems, and equipment conditions requiring attention. Safety and Compliance This position adheres to all safety policies, procedures, and regulations including OSHA requirements, lock-out/tag-out procedures, confined space protocols, and proper use of personal protective equipment. The Facilities Technician participates in safety training, identifies safety hazards, and reports unsafe conditions promptly. Responsibilities include maintaining Material Safety Data Sheets (MSDS), properly handling hazardous materials, and supporting safety inspection programs. Required Qualifications Education: High school diploma or equivalent required. Technical school training or apprenticeship in building trades, HVAC, electrical, or related field preferred. Experience: 3-5 years of hands-on experience in building maintenance, facilities operations, or related trades. Experience in commercial office buildings, industrial facilities, or institutional environments preferred. Technical Skills: Working knowledge of building systems including HVAC, electrical, plumbing, and mechanical equipment. Ability to read and interpret blueprints, technical manuals, and equipment schematics. Proficient use of hand and power tools, diagnostic equipment, and testing instruments. Basic computer skills for work order systems and email communication. Valid driver's license required. Certifications: EPA Universal CFC certification preferred for HVAC work. OSHA 10 or OSHA 30 certification preferred. First Aid/CPR certification beneficial. State or local trade licenses as required by jurisdiction. Core Competencies: Strong troubleshooting and problem-solving abilities with mechanical aptitude. Self-motivated with ability to work independently and prioritize tasks effectively. Good communication skills for interacting with building occupants and team members. Attention to detail with commitment to quality workmanship. Customer service orientation with professional demeanor. Physical capability to perform manual labor and work in various environmental conditions. Preferred Qualifications Experience with building automation systems (BAS) or building management systems (BMS) such as Johnson Controls, Siemens, or Trane. Knowledge of energy management and sustainability practices. Experience with computerized maintenance management systems (CMMS) such as Maximo, ServiceNow, or similar platforms. Additional trade certifications in electrical, plumbing, HVAC, or related specialties. Familiarity with LEED operations or building performance standards. Physical Requirements Ability to lift and carry up to 50 pounds regularly and occasionally up to 75 pounds with assistance. Frequent climbing of ladders and stairs to access rooftops, mechanical rooms, and elevated equipment. Ability to work in confined spaces, at heights, and in varying temperature conditions including mechanical rooms, outdoor environments, and unconditioned spaces. Standing, walking, bending, kneeling, and reaching for extended periods. Manual dexterity for using tools and performing detailed repair work. Working Conditions This position works primarily in facility environments including mechanical rooms, rooftops, basements, and occupied office spaces. Exposure to varying temperatures, humidity, noise, dust, and chemicals typical of building maintenance operations. Standard work schedule with flexibility required for emergency response and on-call rotation.
