Lead Technician Position Overview The Lead Technician provides technical leadership and hands-on expertise for facility maintenance operations, serving as the senior technical resource and working supervisor for the maintenance team. This role combines advanced technical skills with leadership responsibilities, ensuring maintenance work is completed safely, efficiently, and to the highest quality standards. The Lead Technician mentors junior technicians, troubleshoots complex equipment problems, coordinates daily maintenance activities, and serves as the technical liaison between the maintenance team and facilities management. This position requires both exceptional technical proficiency and the ability to guide and develop others while maintaining a strong presence on the facility floor. Key Responsibilities Technical Leadership and Expertise The Lead Technician serves as the primary technical expert for facility maintenance operations, providing advanced troubleshooting, diagnosis, and repair of complex building systems and equipment. This includes responding to the most challenging technical issues, determining root causes of recurring problems, and implementing effective long-term solutions. The role requires deep knowledge across multiple trades including HVAC, electrical, plumbing, mechanical systems, and building automation. Responsibilities include staying current with emerging technologies, equipment advancements, and industry best practices, then sharing this knowledge with the team to elevate overall technical capabilities. Team Supervision and Coordination This position provides day-to-day supervision and work direction for facility technicians, assigning daily tasks based on priorities, skill levels, and workload demands. The Lead Technician reviews work orders, determines appropriate resource allocation, and ensures timely completion of maintenance activities. Responsibilities include monitoring team productivity and work quality, providing real-time guidance and direction, and ensuring all team members follow established procedures and safety protocols. The role involves conducting morning briefings to communicate priorities and safety reminders, coordinating lunch and break schedules to maintain facility coverage, and adjusting assignments as urgent issues arise. Mentoring and Skills Development The Lead Technician trains, mentors, and develops junior technicians through hands-on instruction, technical coaching, and knowledge transfer. This includes demonstrating proper techniques for maintenance tasks, explaining troubleshooting methodologies, sharing expertise on complex systems, and providing constructive feedback to improve performance. Responsibilities include identifying skill gaps within the team, developing on-the-job training plans, and creating opportunities for technicians to expand their capabilities. The role involves fostering a learning environment where team members feel comfortable asking questions and seeking guidance. Advanced Maintenance and Repairs This position performs the most complex and critical maintenance, repairs, and installations requiring advanced technical skills and judgment. The Lead Technician handles specialized equipment servicing, intricate system troubleshooting, precision adjustments, and repairs that exceed the capabilities of general technicians. Responsibilities include major equipment overhauls, complex electrical work, sophisticated HVAC diagnostics and repairs, and integration of new equipment into existing systems. The role requires working independently on technical challenges while maintaining the highest standards of workmanship and safety. Preventive Maintenance Program Execution The Lead Technician oversees execution of preventive maintenance programs, ensuring scheduled tasks are completed thoroughly and on time. This includes conducting critical preventive maintenance activities personally, reviewing PM work completed by other technicians for quality and completeness, and identifying opportunities to improve maintenance procedures. Responsibilities include analyzing equipment performance trends, recommending adjustments to maintenance frequencies and procedures, and ensuring maintenance activities comply with manufacturer specifications and regulatory requirements. Quality Control and Work Verification This position ensures all maintenance work meets established quality standards through inspection, verification, and follow-up. The Lead Technician reviews completed work orders, inspects repairs performed by team members, identifies deficiencies requiring correction, and provides feedback to ensure continuous improvement. Responsibilities include conducting post-work inspections on critical repairs, verifying proper operation of equipment after maintenance, and ensuring all work is documented accurately in the computerized maintenance management system (CMMS). Emergency Response Leadership The Lead Technician takes charge during facility emergencies, coordinating team response, making rapid technical assessments, and implementing solutions to minimize downtime and protect building occupants. This includes leading response to equipment failures, utility disruptions, water leaks, and other critical incidents. Responsibilities include triaging multiple emergency situations simultaneously, determining appropriate response priorities, deploying team resources effectively, and communicating status updates to facilities management. The role requires calm leadership under pressure and sound technical judgment in high-stakes situations. Building Systems Management and Optimization This position monitors and optimizes performance of building systems including HVAC controls, electrical distribution, plumbing systems, fire protection, and building automation systems (BAS). The Lead Technician makes system adjustments based on occupancy patterns, seasonal requirements, and efficiency objectives. Responsibilities include analyzing system performance data, identifying inefficiencies, implementing optimization strategies, and documenting system configurations. The role involves working with BAS platforms to troubleshoot control issues, adjust setpoints and schedules, and ensure integrated systems function cohesively. Vendor and Contractor Coordination The Lead Technician coordinates with external contractors and specialized service providers during on-site work, ensuring contractor activities align with facility requirements and safety standards. This includes providing building system information to contractors, monitoring contractor work quality, verifying completion of contracted services, and serving as technical liaison between contractors and facilities management. Responsibilities include assisting with contractor scope development, providing technical input during vendor selection, and ensuring seamless handoff between contractor work and internal maintenance operations. Work Planning and Scheduling Support This position assists with planning and scheduling maintenance activities, estimating labor and material requirements, and identifying potential conflicts or constraints. The Lead Technician reviews upcoming work orders, determines task complexity and duration, recommends sequencing of activities, and identifies jobs requiring specialized skills or additional resources. Responsibilities include participating in planning meetings, providing technical input on feasibility and approach, and helping develop realistic timelines for maintenance projects. Parts and Materials Management The Lead Technician manages maintenance inventory, ensuring critical spare parts and materials are available when needed. This includes identifying parts requirements for upcoming maintenance, ordering materials through appropriate channels, receiving and inspecting deliveries, and maintaining organized storage areas. Responsibilities include standardizing parts across similar equipment, identifying opportunities to reduce inventory costs, and ensuring proper stock levels of frequently used consumables. Safety Leadership and Compliance This position champions safety culture by modeling safe work practices, enforcing safety procedures, and ensuring team compliance with OSHA regulations and organizational safety policies. The Lead Technician conducts safety briefings, performs job hazard analyses, ensures proper use of personal protective equipment and lock-out/tag-out procedures, and stops unsafe work immediately. Responsibilities include investigating near-misses and incidents, identifying safety improvements, participating in safety inspections, and maintaining safety equipment and signage. Documentation and Reporting The Lead Technician ensures accurate and timely documentation of all maintenance activities in the CMMS, including detailed descriptions of work performed, parts used, time spent, and equipment conditions observed. This includes preparing shift reports, incident summaries, and technical reports on equipment status or recurring problems. Responsibilities include maintaining equipment service histories, updating as-built drawings when modifications are made, and providing input for management reports on maintenance performance and trends. Communication and Customer Service This position serves as a key point of contact for facility-related technical matters, communicating with building occupants, management, and other stakeholders professionally and effectively. The Lead Technician explains technical issues in understandable terms, sets realistic expectations for repair timelines, and provides status updates on significant maintenance activities. Responsibilities include responding to escalated service requests, addressing concerns about equipment performance or comfort conditions, and ensuring excellent customer service throughout all interactions. Required Qualifications Education: High school diploma or equivalent required. Technical school diploma, associate degree, or completion of apprenticeship program in a skilled trade (HVAC, electrical, plumbing, industrial maintenance) strongly preferred. Experience: 7-10 years of progressive experience in facilities maintenance, building operations, or skilled trades with demonstrated mastery of multiple building systems. Minimum 2-3 years of lead, supervisory, or mentoring experience required. Experience in commercial office buildings, industrial facilities, healthcare, or institutional environments preferred. Technical Expertise: Advanced knowledge of HVAC systems including chillers, boilers, air handlers, controls, and building automation systems. Strong electrical skills including troubleshooting circuits, motor controls, lighting systems, and power distribution (up to 480V). Comprehensive plumbing knowledge including domestic water, waste systems, pumps, and backflow prevention. Proficiency with building automation systems (BAS) such as Johnson Controls, Siemens, Trane, or similar platforms. Ability to read and interpret complex blueprints, electrical schematics, control diagrams, and technical specifications. Certifications: EPA Universal CFC certification required for HVAC work. Electrical license or electrical certification appropriate to local jurisdiction highly preferred. State or local trade licenses as required by jurisdiction. OSHA 30-hour certification required. Boiler operator license if applicable to facility type. Building Operator Certification (BOC) or Certified Plant Maintenance Manager (CPMM) beneficial. First Aid/CPR certification preferred. Leadership Competencies: Demonstrated ability to lead, motivate, and develop technical teams with strong coaching and mentoring skills. Effective problem-solving abilities with sound technical judgment under pressure. Excellent organizational skills with ability to prioritize multiple demands and coordinate team activities. Strong decision-making capabilities with confidence to make independent judgments on technical matters. Ability to hold team members accountable while maintaining positive working relationships. Technical Skills: Proficiency with computerized maintenance management systems (CMMS) such as Maximo, ServiceNow, or similar platforms for work order management and documentation. Advanced diagnostic and troubleshooting abilities using specialized testing equipment including multimeters, infrared cameras, vibration analyzers, and refrigerant gauges. Skilled in using hand and power tools, precision instruments, and specialized maintenance equipment. Computer literacy including Microsoft Office for reporting and documentation. Core Competencies: Outstanding communication skills both written and verbal with ability to explain technical concepts clearly to non-technical audiences. Strong customer service orientation with professional demeanor when interacting with building occupants and management. Collaborative approach with ability to work effectively with diverse teams and stakeholders. Integrity and reliability with strong work ethic and personal accountability. Adaptability and flexibility to respond to changing priorities and emergency situations. Commitment to continuous learning and staying current with evolving technologies and best practices. Preferred Qualifications Multi-craft expertise with journeyman-level certifications in two or more trades (HVAC, electrical, plumbing). Experience with energy management systems and implementing efficiency improvements. Knowledge of predictive maintenance technologies including vibration analysis, infrared thermography, and oil analysis. Familiarity with Lean maintenance practices or Total Productive Maintenance (TPM) methodologies. Experience with integrated workplace management systems (IWMS) and smart building technologies. Background in commissioning or retro-commissioning of building systems. Previous experience in leadership development or technical training roles. Physical Requirements Ability to perform physically demanding work including lifting and carrying up to 75 pounds regularly. Frequent climbing of ladders and stairs to access rooftops, mechanical penthouses, and elevated equipment. Work in confined spaces, at heights, and in varying environmental conditions including extreme temperatures. Standing, walking, bending, kneeling, reaching, and working in awkward positions for extended periods. Manual dexterity for precision work with tools and small components. Visual acuity for reading technical diagrams and inspecting equipment. Hearing capability for detecting equipment abnormalities and responding to alarms. Working Conditions This position works primarily in facility environments including mechanical rooms, rooftops, basements, utility tunnels, and occupied building spaces. Regular exposure to varying temperatures, humidity, noise, vibration, dust, chemicals, and operating machinery. Standard work schedule with significant flexibility required for emergency response and participation in on-call rotation. Evening, weekend, or holiday work may be required for critical maintenance activities, emergency response, or project support.
