Job summary: Responsible for supporting the development of project management business in Poland as well as running and managing projects in the commercial real estate with focus on industrial projects (Logistics, Manufacturing, Warehouses), and potential office and retail sectors. Some travel will be required. Client relationship management and support in new business development are key to the success of the role.

Essential Duties and Responsibilities: Specific duties include, but are not limited to:

  • Management of projects primarily in the industrial sector (manufacturing facilities, warehouses, production environments), with additional exposure to commercial office and retail sectors, construction consulting and technical due diligence preparation,
  • Taking ownership of responsibility for assigned project-related tasks and activities,
  • Support in defining of project objectives,
  • Develop detailed project plans, comprehensive project budgets, and financial forecasts including cost estimates, cash flow projections, and budget tracking mechanisms,
  • Ensure that projects are delivered within scope, budget, and programme, cost control, and financial performance monitoring,
  • Manage project budgets through all phases: track expenditures, analyze cost variances, implement corrective actions, and provide regular financial reporting to stakeholders,
  • Manage project changes including assessment of cost implications and budget impact analysis,
  • Project risk management, risk identification and mitigation strategies,
  • Manage the relationship with the client and vendors including cost negotiations and value engineering discussions,
  • Negotiate agreements with subcontractors ensuring competitive pricing while securing JLL's interests, cooperate with lawyers when necessary and consult on and present the final version to the management of P&DS,
  • Conduct financial reconciliation, manage payment applications, approve invoices, and ensure accurate cost allocation across project phases,
  • Be responsible for preparing of proper project documentation including financial reports, budget updates, and cost-benefit analyses,
  • Delegate project tasks to junior staff members based on individual skills and experience,
  • Complete project closeout (handover, snagging, final account reconciliation and financial closeout),
  • Maintain a strong understanding of construction law regulations particularly related to industrial construction standards and safety requirements,
  • Cross sell other services to clients during meetings,
  • Support the management of P&DS in identifying new potential clients as well as potential services,
  • Support marketing efforts, including participation in efforts to win work, presentations, and proposals, defining further services, and strategies for sourcing new clients,
  • Ensure that each new project is followed by signing a cooperation agreement,
  • Support the management of P&DS in developing assigned service lines,
  • Follow up on any late payments for services delivered,
  • Provide support and advice to other business lines and JLL's departments,
  • Organize training sessions for clients and JLL staff when appropriate,
  • Attend business development events and conference calls,
  • Assist the team in achieving the department's annual target,
  • Provide coaching and mentoring to junior staff members,
  • Comply with the JLL Code of Ethics.

  • Strong PM and engineering background,
  • Outgoing personality and enthusiastic, can-do approach to work,
  • Strong consulting, business winning, and client management skills,
  • Commercial acumen and interest in the wider real estate market,
  • Excellent interpersonal skills and confidence when interacting with others,
  • Ability to work accurately under time pressure and manage multiple commitments,
  • IT literacy and proficiency with Microsoft Office package and MS Project,
  • Fluent written and spoken English,
  • Highly developed presentation skills,
  • Time management skills,
  • Ability to read technical drawings,
  • Basic AutoCad skills.

Experience:

  • Over 4 years of professional experience,
  • Facilities management experience of operating on a client account is desirable,
  • Project and/or construction management in industrial projects,
  • Cost management in the industrial sector,
  • Customer relationship management experience required.
     

Qualifications:

  • Relevant civil engineering or similar university degree,
  • Suitable PM, or construction qualification.
