Associate, Capital Markets Real Estate
The Associate Capital Markets – Real Estate reports to the Managing Director Capital Markets and assists with evaluating, analyzing, and securing financing for Nuveen Real Estate's direct equity and debt investments. In addition to placement of secured third party financing solutions for the US equity business, the Associate Capital Markets assists in all aspects of securing third party debt for fund level facilities including subscription lines, repo-warehouse lines, Private Placements, Net Asset Value (NAV) facilities and secured/un-secured term/revolving facilities.
Key Responsibilities and Duties
- Facilitates and supports the due diligence process between the investment team and potential lenders for equity and debt financing opportunities.
- Prepares the initial draft financing offering memorandums for in-house or third-party broker lead financing requests.
- Assists senior team members in the financial analysis of lender quotes and hedging strategies to determine optimal leverage outcomes for the debt and equity businesses.
- Participates in discussions with the relevant portion of the investment and portfolio management teams with any financial or other input required for Investment Committee memos.
- Facilitates senior team members with the loan or facility closing process with internal and external stakeholders.
- Facilitates senior team members with any required ad hoc analysis of financial and operating performance to assist with investor, client and lender due diligence for sector fund products.
- Interfaces with key internal groups including debt capital markets, research, legal, accounting and treasury.
- Prepares analysis and helps monitor market dynamics and trends while seeking the input of the Nuveen Real Estate research team and other professionals in analytic activities.
- Starts to develop relationships with key external market participants including investment sales brokers, mortgage bankers, investors, and lenders.

Required Experience:
2+ years of real estate financing or real estate banking
Preferred Experience:
Ideal candidate is already operating within an existing debt capital markets department and has experience arranging financing for real estate investments.
Strong communication skills with demonstrated ability to interact directly with both internal and external stakeholders.
Exposure to structured lending and lender relationship management.
Ability to evaluate financing options across different capital providers (banks, insurance companies, debt funds and public markets.
Experience working across multiple product types including senior loans, mezzanine debt, preferred equity, subscription facilities or warehouse financing.
Additional Responsibilities:
Support sourcing, structuring, negotiation, and execution of fund-level and asset-level financing transactions.
Maintain lender relationship database and track wallet share across strategic lending relationships.
Assist with market intelligence, lender feedback and competitive benchmarking.
Prepare materials for lender meetings, capital partner reviews and executive presentations.
Coordinate diligence and information flow among internal teams, lenders, legal counsel and third party advisors.
Facilitate portfolio management teams monitoring and analysis of covenant compliance, borrowing capacity and facility utilization.
