Surveyor - Leeds - Asset Services

Cushman & Wakefield are looking for a Surveyor to deliver well-managed, cost-effective management of client properties in accordance with legislation and industry leading practices. To coordinate activity between the client and tenants, and ensure compliance under the terms of the occupational leases and enhance the value of the asset through a structured programme of maintenance and development.

Key Responsibilities

  • Build and maintain strong relationships with landlords, investors, asset managers, tenants, occupiers and internal partners.

  • Partner closely with onsite management teams and Regional Facilities Managers (RFMs).

  • Develop a network of internal/external contacts to support future business opportunities.

  • Maintain accurate CRM records, client databases, diaries and tenancy schedules.

  • Prepare management reports, including analysis of client accounting information.

  • Manage tenant liaison: circulate communications, handle applications (alterations/assignments/sublets), and coordinate with onsite teams/RFMs on operational impacts.

  • Address tenant queries relating to leases, service charges and occupation issues.

  • Organise/chair regular tenant meetings with onsite teams/RFMs.

  • Communicate tenancy changes, new lettings, expiries, arrears recovery and legal matters to relevant teams.

  • Approve client accounting outputs including statements, reconciliations and payments.

  • Manage rent and service charge collection, achieve collection targets and oversee credit control.

  • Issue annual service charge budgets, verify apportionments, brief onsite teams/RFMs, and close year-end reconciliations.

  • Prepare and monitor non-recoverable and capital expenditure budgets (outside FM-managed areas).

  • Code and authorise invoices outside approved FM budgets.

  • Manage estate matters: sublettings, alterations and tenant applications, liaising with agents/lawyers as needed.

  • Ensure operational decisions comply with lease obligations and client investment objectives.

  • Conduct regular property inspections in addition to onsite/RFM routine checks.

  • Promote and oversee Helpdesk usage and ensure reactive works follow compliance processes.

  • Clarify and apply CDM regulations and liaise with project management specialists when required.

  • Stay updated on contractor activity and retendering via onsite teams/RFMs.

  • Ensure all properties remain Health & Safety compliant and maintain accurate RiskWise records.

  • Identify opportunities to increase fees, monitor work in progress, raise invoices, recover costs and manage aged debts.

  • Support sustainability initiatives, create Green Plans and track environmental targets.

  • Ensure compliance with company operational frameworks and supervise direct reports effectively.

  • Respond to complaints promptly, communicate updates, escalate where necessary, and recommend service improvements.

Skills & Qualifications

  • Property management experience essential

  • Specialist knowledge as applicable, ie, retail, single and mulit-tenancy, investment portfolios and “trophy” buildings

  • Experience of managing property portfolios desirable

  • RICS or equivalent level Property Management qualification desirable

  • Ability to deliver high quality reports and analysis

  • Self-motivated

  • Commercial awareness from qualification and/or experience

  • Excellent communication skills, both verbal and written

  • Ability to incorporate all available resources to deliver the service and resolve problems as a team

  • Good working knowledge of H&S regulations
