Overview

We are seeking an experienced FP&A Manager to act as a strategic finance business partner to our Global Real Estate function. This role will support real estate strategy, leasing decisions, and capital investments while owning core FP&A deliverables, driving financial insight, and improving processes. The position includes people management responsibility and regular exposure to senior leadership.

This role offers a unique opportunity to influence global real estate strategy, partner closely with senior stakeholders, and play a key leadership role within Finance while developing talent and driving continuous improvement.

Your role

Real Estate Finance & Business Partnering:

  • Act as the primary finance business partner to the Global Real Estate team.
  • Support real estate strategy, including:
    • New lease and renewal negotiations.
    • Site optimization and portfolio decisions.
    • Capital expenditure planning and evaluation.
  • Develop and review business cases, investment appraisals, and return analysis.
  • Perform scenario modeling and sensitivity analysis to support decision‑making.
  • Provide financial guidance on lease structures, timing, and long‑term cost implications.

Financial Planning, Forecasting & Performance Management:

  • Lead the preparation of budgets, forecasts, and long‑range plans for real estate–related costs and investments.
  • Own cost allocation methodologies and ensure accurate chargebacks.
  • Perform variance analysis, identify drivers, and explain gaps versus plan.
  • Proactively identify risks and opportunities and develop gap‑closing actions.
  • Prepare and present clear, concise financial insights to senior management.

Accounting & Technical Expertise (Real Estate Focus):

  • Partner closely with Accounting to ensure accurate reporting and strong control.
  • Apply strong understanding of real estate accounting, including:
    • Right‑of‑Use (ROU) assets and lease liabilities.
    • Onerous leases.
    • Subleases and lease modifications.
  • Support compliance with IFRS and internal policies related to leases and capital assets.

Process Improvement & Systems:

  • Identify and drive process improvements to enhance efficiency, accuracy, and insight.
  • Improve forecasting models, reporting automation, and analytical tools.
  • Contribute to system enhancements and data quality initiatives.
  • Leverage and continuously improve use of financial systems and planning tools.

People Management & Leadership:

  • Manage and develop one direct report, providing coaching, feedback, and performance management.
  • Foster a collaborative, high‑performance team environment.
  • Promote strong cross‑functional collaboration with Real Estate, Accounting, Tax, and Procurement.

Your role

  • University degree in Finance, Accounting, Business, or a related field.
  • CPA designation required.
  • Bilingualism (French and English) *
  • Minimum 5 years of progressive finance experience, including FP&A.
  • Solid real estate finance experience, ideally in a global or multi‑site environment.
  • Proven experience in:
    • Budgeting and forecasting.
    • Financial modeling and scenario analysis.
    • Presenting financial information to senior leadership.
  • Experience with Oracle, HFM, and ProLease is an asset.
  • Previous experience managing or mentoring staff is required.
  • Strong familiarity with real estate accounting under IFRS, including ROU assets, onerous leases, and subleases.
  • Self‑motivated, independent, and able to execute with minimal supervision.
  • Strong interpersonal and communication skills with a collaborative mindset.
  • Excellent analytical and problem‑solving abilities.
  • Ability to translate complex financial data into actionable business insights.
  • Strong critical thinking skills, with curiosity to understand drivers behind results and challenge the status quo.
  • Advanced proficiency in Excel and PowerPoint.

* Member of the Canadian or Global Leadership Team: This position requires knowledge of a language other than French, namely English, as it involves collaboration with members of the Canadian or global leadership team located outside Québec.
