Key Responsibilities
Technical Leadership & Project Management The S3 engineer leads the planning, design, and execution of major engineering projects across mechanical, electrical, plumbing, fire protection, and structural systems. This includes conducting comprehensive facility assessments, developing capital improvement plans, and overseeing multi-disciplinary engineering teams to ensure projects meet quality standards, budget requirements, and timeline commitments. The role requires managing project portfolios valued in the millions while maintaining technical excellence across all deliverables.
Client Relationship Management Serving as a trusted technical advisor to major clients, the S3 engineer develops and maintains strategic relationships with senior client stakeholders. This involves understanding client business objectives, translating technical concepts into business value propositions, identifying opportunities for additional services, and ensuring client satisfaction through proactive communication and problem resolution. The role requires regular client presentations and the ability to articulate complex engineering concepts to non-technical audiences.
Technical Expertise & Standards Compliance The position demands expert knowledge of building systems, industry codes and standards (including ASHRAE, NFPA, IBC, and local building codes), energy efficiency standards, and sustainability practices. The S3 engineer provides authoritative technical guidance on system design, equipment selection, lifecycle cost analysis, and regulatory compliance. This includes staying current with emerging technologies, industry best practices, and regulatory changes that impact facility operations and capital planning.
Team Leadership & Mentoring The S3 engineer provides mentorship and technical guidance to junior engineering staff, fostering professional development and ensuring quality standards across the team. This includes reviewing technical deliverables, conducting knowledge transfer sessions, and contributing to the development of standard operating procedures and technical guidelines. The role involves participating in hiring decisions and performance evaluations for engineering team members.
Business Development & Growth Supporting business development efforts by identifying opportunities within existing accounts, participating in proposal development, conducting site visits with prospective clients, and contributing technical content to marketing materials. The S3 engineer helps shape service offerings and pricing strategies based on market trends and client needs.
Required Qualifications
Education & Licensure Bachelor's degree in Mechanical, Electrical, Civil, or related Engineering discipline is required.
Experience Minimum 6-10 years of progressive experience in building engineering, facilities management, or related technical services, with at least 5 years in a senior technical or leadership capacity. Demonstrated experience managing large-scale engineering projects, leading multi-disciplinary teams, and interfacing with executives and senior facility managers. Experience in commercial real estate, healthcare, data centers, or other complex facility environments is highly valued.
Technical Competencies Expert-level knowledge of HVAC, electrical distribution, plumbing, fire protection, and building automation systems. Proficiency with engineering software tools including AutoCAD. Strong understanding of energy management, sustainability initiatives, and building performance optimization. Ability to read and interpret construction documents, specifications, and technical drawings.
Core Competencies Exceptional analytical and problem-solving abilities with strong attention to detail and quality. Excellent written and verbal communication skills with the ability to prepare comprehensive technical reports and deliver presentations to diverse audiences. Strong project management capabilities including budgeting, scheduling, and resource allocation. Proven ability to manage competing priorities and meet deadlines in a fast-paced environment. Demonstrated business acumen and client service orientation.
