1, ควบคุมการทำงานของระบบเครื่องจักร-อุปกรณ์ที่มีอยู่ในอาคารทั้งหมดให้สามารถทำงานได้ปกติ

2. จัดทำตารางการปฏิบัติงานของเจ้าหน้าที่ในการดูแลตรวจสอบระบบ

3. ตรวจสอบอายุการใช้งาน ระยะเวลาในการบำรุงรักษา จัดทำแผนงานการบำรุงรักษาระบบ เครื่องจักรอุปกรณ์ทั้งหมดของอาคาร เสนอผู้ว่าจ้างหรือตัวแทนของผู้ว่าจ้างภายใน 30 วัน นับถัดจากวันลงนามในสัญญาจ้าง

4. ตรวจสอบดูแลให้มีการดำเนินงานตามแผนงานบำรุงรักษา หรือตามที่คู่มือกำหนดไว้

5. ตรวจสอบดูแลส่วนต่าง ๆ ของอาคารให้ปลอดภัยจากอุบัติเหตุ รวมถึงเสนอความเห็น

6. ตรวจสอบ จัดทำรายการอุปกรณ์ อะไหล่สำรองที่จำเป็น ให้มีเพียงพอ โดยผู้ว่าจ้างเป็นผู้จัดหา พร้อมควบคุมตรวจสอบการเบิกใช้ สรุปรายงานเสนอผู้ว่าจ้าง

7. ตรวจสอบดูแลและควบคุมการใช้สาธารณูปโภคให้มีประสิทธิภาพ ประหยัด เป็นไปตามมาตรการของรัฐบาล หรือผู้ที่ว่าจ้างกำหนด

8. ดำเนินการตามแผนอนุรักษ์พลังงานของกรมพัฒนาและส่งเสริมพลังงานพร้อมรายงานผลต่อผู้ว่าจ้าง

9. ประสานงานกับแผนก องค์กร บริษัท หรือหน่วยงานของราชการอื่น ๆ ที่เกี่ยวข้องกับงานระบบต่าง ๆ ให้บรรลุตามแผนที่วางไว้

10. กรณีพบว่ามีความเสี่ยงต่อความเสียหาย หรือพบความเสียหายเบื้องต้น หรือความชำรุดบกพร่องขึ้นกับระบบ เครื่องจักร-อุปกรณ์ ให้ทำการวิเคราะห์สาเหตุ เพื่อเสนอแนวทาง และวิธีแก้ไข แจ้งต่อผู้ว่าจ้างโดยทันที และหากจำเป็นต้องซ่อมบำรุง ให้เสนอรายละเอียดการซ่อมบำรุง (TOR) ต่อผู้ว่าจ้าง

11. ประสานงานและจัดการควบคุมดูแลการปฏิบัติงานของผู้รับเหมารายย่อยหรือผผู้รับเหมางานบำรุงรักษาระบบ (Maintenance Contract) ที่เข้ามาดำเนินการต่าง ๆ เกี่ยวกับอาคาร และงานระบบทั่วไปของอาคาร

12. รับคำร้องในการแจ้งซ่อมจากผู้เช่าพร้อมดำเนินการแก้ไขอย่างรวดเร็วหรือประสานแจ้งผู้ว่าจ้างให้ดำเนินการแก้ไขโดยเร็วในกรณีที่ไม่สามารถดำเนินการเองได้

13. จัดทำบันทึกประวัติการทำงาน การบำรุงรักษา และการซ่อมแซมของงานระบบภายในอาคารอย่างครบถ้วน  รวมทั้งจัดทำผังวิธีการเปิด-ปิดเครื่องจักรหรือระบบ รวมทั้ง ข้อระมัดระวังติดตั้งไว้หน้าสวิทคอนโทรล หรือเครื่องจักร อุปกรณ์

14. สนับสนุนข้อมูลด้านเทคนิคชั้นสูงให้กับทีมงานบริหารบริการทรัพย์สิน เกี่ยวกับงานด้านวิศวกรรม ที่เกี่ยวกับระบบเครื่องกลไฟฟ้า ระบบอาคาร ระบบงานบำรุงรักษา และระบบงานโครงสร้าง

15. วางแผนการบำรุงรักษาระบบ

16. จัดกาอบรม ช่างเทคนิคที่หน่วยงาน ในการซ่อมแซม เปลี่ยน และบำรุงรักษาอุปกรณ์

17. ควบคุมคุณภาพในการปฏิบัติงาน ในหน่วยงาน

18. ควบคุม ตรวจสอบงานในส่วนงานผู้รับเหมา และ โครงการในการปรับปรุงตามที่บริษัทกำหนดให้

19. กำหนดเงื่อนไขเกี่ยวกับงานบำรุงรักษา และงานปรับปรุงให้เป็นไปตามข้อกำหนดของทางราชการ และข้อกำหนดของอาคาร

20. รับคำร้อง จากเจ้าของอาคาร ผู้เช่า และลูกค้าเกี่ยวกับความคาดหวังด้านช่างเทคนิค

21. ปฏิบัติงานในหน้าที่อื่นๆ ให้ลุล่วง ตามข้อกำหนด โดยการควบคุม

22. หน้าที่ทั่วไป

• ดูแลงานของทีมงานช่างในหน่วยงาน
• จัดตารางทีมงานช่างให้เหมาะสมกับการให้บริการทรัพย์สิน
• จัดโปรแกรมในการพัฒนา งานด้านช่างเมื่อมีโอกาส
• ประสานงานร่วมกับผู้จัดการฝ่ายปฏิบัติการ / ผู้จัดการอาคาร เมื่อลูกค้าหรือเจ้าของอาคารต้องการ
• เป็นผู้ช่วยให้กับ ผู้จัดการอาคาร ในการเลือกคู่สัญญา เพื่อให้บรรลุเป้าหมายในการควบคุมค่าใช้จ่าย
• จัดเตรียมงบประมาณโครงการ เกี่ยวกับงานบำรุงรักษา การใช้พลังงาน และสัญญาบริการ ของแผนงบประมาณประจำปี
• รักษาบัญชีรายการ ของการเบิกจ่ายอะไหล่ และการจัดซื้ออุปกรณ์ เมื่อมีความต้องการ
• รักษาบัญชีรายการ ของเครื่องมือและอุปกรณ์
• สามารถเรียกได้ตลอด 24 ชั่วโมง ให้บริการในกรณีฉุกเฉิน หรือเกิดอุบัติเหตุกับทรัพย์สิน

23. ซ่อมแซม และบำรุงรักษา พร้อมจัดทำแผนงานการบำรุงรักษาระบบ เครื่องจักรอุปกรณ์ทั้งหมดของอาคาร
